When discussing renovation, the demolition of outdated buildings and the construction of new ones are usually implied. However, before embarking on renovation, a question arises: what exactly is unsatisfactory about the current housing stock and infrastructure, and do they truly require replacement?
Over time, any residential building deteriorates. Even with regular maintenance, utility systems wear out, and problems with heating, water, and electricity arise. Walls and supporting structures require more extensive repairs, and the surrounding area and infrastructure may no longer meet modern standards. However, the age of a building alone is not sufficient grounds for its demolition.
Each building must be assessed individually, taking into account its technical condition, structural integrity, the state of utility networks, the surrounding area, and the feasibility of further use. In some cases, a building can be preserved and modernized; in others, major repairs or reconstruction may not be sufficient. That's why renovation involves more than just replacing one building with another, but a comprehensive renewal of the area.
What should change along with the building?
New housing is only part of this renewal. Equally important to residents are the conditions they will live in after the project's completion. This includes landscaped courtyards, safe pedestrian areas, lighting, parking spaces, playgrounds, and sports fields. Social infrastructure—schools, kindergartens, medical facilities, stores, and other facilities essential for everyday life—is especially important.
Therefore, when renovating, it's important to consider not just the individual building, but the entire neighborhood. Replacing old buildings with new ones but leaving existing problems with roads, utilities, parking, or social infrastructure will not fully renew the urban environment.
When does old housing truly need to be replaced?
The decision regarding the future of a building should be based on an objective assessment of its condition. An old building is not necessarily in disrepair or unfit for habitation.
Depending on the results of this assessment, various options are possible—from repairs and modernization to reconstruction or new construction. This individualized approach allows us to determine where existing buildings can still be preserved and where renovation is essential. This is especially important, as simply replacing an old building with a new one does not solve all the problems of the area.
Renovation is a transformation of the entire urban environment.
The main goal of renovation is to create safer, more convenient, and comfortable living conditions. Modern buildings allow for the implementation of new construction solutions and the updating of utility systems, but the outcome also depends on what is happening outside the building itself.
If courtyards, roads, utilities, parking lots, and social facilities are updated along with the housing, it is not just the individual building that is being transformed, but the entire surrounding environment.
Thus, renovation is not a mechanical replacement of old buildings with new ones. It is a comprehensive process that must consider the condition of the individual building, the needs of residents, and the development of the area as a whole. This approach allows us to renew the urban environment not only externally, but also in terms of safety, infrastructure, and quality of life.
