The Ministry of Justice of Uzbekistan has officially registered amendments to the Rules for the Maintenance and Operation of Multi-Apartment Buildings. These updated regulations will take effect in three months and include changes regarding the cleaning of common areas, the installation of air conditioning systems, and the use of elevators.

According to the amendments, the requirement for apartment building management companies to conduct monthly wet cleaning of entrances and stairwells, including walls, has been removed from the regulations. Mandatory cleaning of entrances and stairwells must now be performed weekly.

Separate adjustments concern the placement of air conditioning equipment. The installation of split-system air conditioners in entrance hallways will be prohibited. However, the installation of such equipment inside balconies or loggias is permitted, as long as it does not disrupt the architectural appearance of the building.

The new requirements also introduce additional obligations to ensure the safety of elevator equipment. Management bodies of apartment buildings will be required to ensure the uninterrupted and safe operation of elevators throughout their entire service life. Elevator operation must be monitored by a dispatcher.

Elevator cabins must be equipped with visual and audible alarms for calling the operator, including two-way voice communication. Additionally, a visual indicator must be provided to indicate the opening and closing of shaft, machine room, or cabin doors.

The amendments also establish new requirements for information posted inside the elevator cabin.

Each elevator must be equipped with a sign containing information about its load capacity and maximum permissible number of passengers, its registration number on the "Safe Elevator" electronic platform, information about its regular technical inspection, and the contact number of the elevator service organization or emergency service.
