Housing rental prices in Uzbekistan accelerated their growth — Central Bank
In the second quarter, the annual growth rate of rental rates in Uzbekistan accelerated. According to the Central Bank, in June, apartment rentals were 13% more expensive in dollar terms than a year earlier. In Tashkent, the average asking price reached $9.5 per sq. m per month.

In the second quarter of this year, apartment rentals in Uzbekistan began to rise in price faster. This is stated in the real estate market review by the Central Bank.
According to the regulator's assessment, this dynamics was observed across the country during April-June.
In June, the cost of renting apartments in multi-family residential buildings was on average 7.1% higher than in the same month of 2025, when calculated in soums. In dollar terms, the growth turned out to be almost twice as high — 13% year-on-year.
At the same time, the index only takes into account the rental of apartments in multi-family residential buildings. Individual residential houses are not included in the calculations.
In Tashkent, the average asking rental price in June was 9.5 dollars per square meter per month. In soums, this is about 114 thousand soums per 1 sq. m. If you multiply the average cost of a square meter by an apartment with an area of 50 sq. m, the asking price would be about 475 dollars per month.
Compared to June last year, rent in the capital became 5.8% more expensive in soums and 11.6% more expensive in dollar terms.
In the second quarter, the number of offers on the market also changed. According to the Central Bank, the number of rental listings on open internet platforms increased by 4.9% over the quarter compared to the first quarter.
At the same time, the dynamics within the quarter was uneven. In April-May, the supply was shrinking, but in June, the number of listings increased again and partially compensated for this decline.
Among the factors of high demand for residential rentals in Tashkent, the regulator highlights several processes. In particular, this refers to the expansion of the service sector and business activity, internal migration, and the ongoing need for temporary accommodation.
In May, the median cost of renting housing in Tashkent was 550 dollars — unchanged from April, but 10% higher than a year earlier, according to an analysis by the Institute of Macroeconomic and Regional Studies. The largest number of listings was in Mirzo-Ulugbek, Mirabad, and Yunusabad districts, while the highest prices were recorded in Mirabad, Shaykhantahur, and Yakkasaray districts.
Two-room apartments remain the main segment of the market, accounting for 59.6% of the offers; the median rent for one-room apartments was 400 dollars, two-room apartments — 500 dollars, three-room apartments — 700 dollars, and apartments with four or more rooms — 800 dollars.
