Where is the most expensive and cheapest housing in Uzbekistan — data on 35 cities and districts

Average apartment prices in 35 cities and districts of Uzbekistan vary from 4.5 million soums per square meter in Kuvasay to 25.3 million soums in the Shaykhantakhur district of Tashkent. The most expensive individual houses are in the Mirzo-Ulugbek district of the capital, where a sotka (one hundred square meters) is valued at nearly 1.72 billion soums.

Where is the most expensive and cheapest housing in Uzbekistan — data on 35 cities and districts

In Uzbekistan, the results of monitoring prices for apartments, individual houses, and non-residential real estate in 12 major agglomerations of the country as of September 1 have been published.

The monitoring is conducted in accordance with a presidential decree, which provides for regular analysis of the real estate market in 14 major agglomerations. As of September 1, the National Center for Mass Valuation of Real Estate studied prices on electronic platforms in 12 of them. The study covered 35 cities and districts.

The highest prices for apartments among the 12 districts of the capital were recorded in the Shaykhantakhur district — 25.3 million soums per 1 sq. m. This is followed by Mirabad — 23.2 million, Yakkasaray — 20.5 million, and Mirzo-Ulugbek — 19.6 million soums.

The most affordable apartments among those covered by the monitoring in Tashkent are in the Yangikhayot district, where the average price is 11 million soums per square meter. In the Bektemir and Sergeli districts, the figure is 11.5 million soums each.

At the same time, individual houses are valued most expensively in the Mirzo-Ulugbek district — 1.7199 billion soums per sotka (100 sq. m.). In the Yakkasaray district, the figure is 1.6436 billion soums, and in Yunusabad — 1.444 billion soums.

For non-residential real estate, the maximum also falls on the Mirzo-Ulugbek district — 24.4 million soums per 1 sq. m. In the Mirabad district, the average price is 23 million, and in Yakkasaray — 21.9 million soums.

In the Srednezarafshan agglomeration, among the three covered cities, the highest prices for apartments were noted in Samarkand — 11.8 million soums per square meter. In Navoi, the figure is 7.5 million, and in Kattakurgan — 6.3 million soums.

Individual houses in Samarkand are valued on average at 472.1 million soums per sotka, in Navoi — at 244.9 million, and in Kattakurgan — at 148.9 million soums.

In the Kashkadarya agglomeration, apartments are most expensive in Shakhrisabz — 7.6 million soums per square meter. In Karshi, the average price is 6.4 million, in Kitab — 6.1 million, and in Kasan — 4.8 million soums.

Prices for apartments and non-residential properties are indicated in million soums per 1 sq. m., and for individual houses — in million soums per sotka.

In Nukus, the average cost of apartments was 5.6 million soums per square meter, individual houses — 98.3 million soums per sotka, and non-residential real estate — 5.7 million soums per square meter.

In the Fergana agglomeration, in Margilan, apartments cost an average of 5.6 million soums per square meter, and in Kuvasay — 4.5 million soums. This particular figure turned out to be the lowest among all 35 territories included in the monitoring.

In Angren and Almalyk, apartments are valued on average at 7.1 million soums per square meter, and in Akhangaran — at 6.6 million soums.

In Termez, a square meter of an apartment costs an average of 7.6 million soums, and in Denau — 6.6 million. The cost per sotka for individual houses is almost the same — 273.7 million and 273.1 million soums, respectively.

In Khorezm, apartments in Urgench cost an average of 6.9 million soums per square meter, and in Khiva — 4.8 million. At the same time, the cost per sotka for an individual house is 318.5 million and 260.3 million soums, respectively.

In Bukhara, the average price of apartments reached 8.4 million soums per square meter, and in Kagan — 6 million. Bukhara also stands out with a higher cost of non-residential properties — 10.2 million soums per square meter.

In Kokand, apartments and non-residential premises cost an average of 7 million soums per square meter. The cost per sotka for an individual house is 198.6 million soums.

In Chirchik, the average price of apartments is higher — 9 million soums per square meter, non-residential properties — 9.3 million, and a sotka for an individual house — 196.6 million soums.

In Yangiyul, apartments are valued at 8.2 million soums per square meter, and in Chinaz — at 6.3 million. At the same time, Yangiyul showed the lowest average cost of non-residential real estate among the surveyed territories — 3.7 million soums per square meter.

Thus, among the 35 studied cities and districts, the highest average cost of apartments was noted in the Shaykhantakhur district of Tashkent — 25.3 million soums per square meter, and the minimum — in Kuvasay, 4.5 million.

For individual houses, the range is from 70.4 million soums per sotka in Kasan to 1.7199 billion soums in the Mirzo-Ulugbek district of Tashkent. Among non-residential real estate, prices vary from 3.7 million soums per square meter in Yangiyul to 24.4 million in the Mirzo-Ulugbek district of the capital.
