Housing in Tashkent revalued: new and previous cadastral values differ sharply
Preliminary results of public real estate valuation in Tashkent presented. New and cadastral values of some objects

The cadastral value of housing in Tashkent has changed dramatically: a large discrepancy was observed between the new and previous assessments.
The preliminary results of the public assessment of real estate in Tashkent were discussed at the Ministry of Economy and Finance on August 14. The event was attended by media representatives, people's deputies, members of the Tashkent City Council, and industry experts.
The assessment process covered more than 600 thousand apartments in the capital. Their current cadastral value was 57.8 trillion soums, while as a result of the public assessment, this figure increased to 426.7 trillion soums.
More than 213 thousand courtyards were also reassessed. Their previous cadastral value was 39.1 trillion soums, and after the public assessment, they were estimated at 548.4 trillion soums.
The assessment results showed that the value of real estate in Tashkent varies significantly by region. In particular, the price of one square meter of apartments ranged from 4.6 million soums to 35.8 million soums.
The cost of one sotikh of land, depending on the region, was determined from 115 million soums to 890 million soums. These figures indicate a clear regional difference in real estate prices in the capital.
The phased introduction of the public valuation system was established by the Presidential Decree of March 5, 2025. The first stage is being implemented as a pilot project in Tashkent in 2025–2026.
The preliminary results of the public valuation will be put up for public discussion for 60 days. During this period, owners will have the opportunity to familiarize themselves with the valuation results and the data used in the calculations.
