The proposed development would involve building a 21-bed hotel and nine apartments on the site.
A planning application has been lodged to transform a derelict former garage and showroom on Peel's East Quay into a boutique hotel and apartments.
Developer Lanz Limited has set out plans for the site, which include a new 21-bed hotel, nine apartments, a restaurant, café/bar and gym.
The site appears on the Isle of Man Government's Unoccupied Urban Sites Register, which lists locations identified as priorities for redevelopment.
The developer said the scheme would also pay for improvements to neighbouring Castle Street Gardens.

The proposed design is meant to reflect East Quay's past as a working port and to evoke the warehouses that once lined the harbour.
Figures supplied by the developer show 43% backed the plans, 37% were neutral and 20% were against them.
The buildings on the site have deteriorated in recent years.
