Average house fetching 20% more than 2021 prices
The average price for a house on Guernsey in the second quarter of 2026 is just under £609K.

Guernsey's average house prices in the second quarter of this year were 20% higher than in the same period of 2021, with an average cost of £608,844. This figure represents a nearly 1% increase from the previous three months, according to the latest government data.
The Guernsey Residential Property Prices Bulletin indicated that the average purchase price was a fifth higher than in 2021. The total value of Local Residential Market homes reached £182 million, and the price increase was also 2% higher than purchase prices between April and June 2025.
During the second quarter, 261 properties were purchased, which is 98 more than the preceding three months. Factors such as a property's age, location, and quality influenced the sale price, as per the government's data unit.
Andre Austin, a director at St Peter Port estate agents Swoffers, commented to the BBC that the latest figures were "pretty much as we expected." He described the period as "incredibly busy and that's continued into the summer," noting that the market is "stable" without the "huge spikes" observed after the Covid-19 pandemic. Austin added that the sector is "showing really good healthy activity levels," with a premium placed on modernized buildings.
Records show that 261 homes were sold between April and June, a decrease from the 297 homes purchased during the same period in 2021.
The government data and analysis team reported that the majority of sales over the last three months were for homes valued between £500,000 and £699,999. Additionally, 47 properties sold for £900,000 or more.
For local market properties, the average rental price was £2,138 per calendar month during the same period, marking a 34% increase compared to the same quarter in 2021. The report also stated that this increase was 3% higher than the same time last year.
Austin characterized the rental market as "a huge kind of challenge" due to limited stock. He stated, "If you're looking to rent, 'challenging' is the understatement." The average rent for local market properties in the second quarter of 2026 was £2,138 a month, which was 1.5% lower than the previous quarter.
Austin reiterated, "Like a broken record, [we say] we need to build more houses and that's not happening anytime soon." The survey also revealed an increase of 107 homes in the year ending June 2026.
